is anyone out there familiar with the availability and cost of real estate in Huahine and/or Maupiti? Is it still possible to get a modest place that touches water without being a big trust funder? And would the locals resent you if you did get one? What is the latest on the Hilton Hotel garbage??? Thanks. I just found this site and I look forward to "talking" with you all (am from the coast of N.C.) I am planning a trip soon and think about it every single day!

because they won't sell to you or because if they did you'd wish they hadn't?.....and what about good old Hilton?

I think the laws prohibit anyone except a Tahitian from buying property unless you are a multi jillionaire. Then I have a feeling you can do what you want. I believe it was an American that bought Flosse's property although the bid was denied. The rumor is that Flosse's family wants to buy it. So if you can come up with a few mil, you can probably get his place. I heard a lot of different stories about the Hilton project. It seems like most people aren't very happy about it now that they have had time to reflect. But I don't think anyone knows what is going to happen for sure at this point in time.

The government will not let you. The biggest problem is to find a piece of land that you know is outright clear and free and the current owners are the only ones you need to deal with. The Flosse Property deal fell thru because the guy did not come up with the cash. Friends of Flosse want to buy it for him. Maybe its a thank you for all the side deal done, but I doubt he wants it. The Hilton deal is only a management deal by Hilton and as of now its moving slow. Most of the locals in Huahine are fine with the project because they know it will bring them more tourism dollars, however they dont like the idea of too much developement on their island. Which I fully understand. The stories about the Hilton project are just that stories usually made up and changed many times over the coconut radio. When the project is done then it will be done.

It's not impossible to buy property as I know Americans that do own property. The biggest challenge is to find property that is owned by one person. The land is owned by families and in order for sale to go through, every family member needs to sign off on it. This is a HUGE task and could cost as much as the property itself. I also know people that have long leases. This may be an easier option for you.

You are correct. The ownership issue is the main one. Also the current administration is OK with foreign ownership but a few years back it was a little more of a hassle. The other problem is loans. A US lender will not loan the money to you for property in FP if its a second or vacation home. Its all cash.

thanks to my responders, I really appreciate the info...Is it the same then I assume on Maupiti? The idea here is to be on a less developed island without being too "far out" and enjoying ownership, tranquillity, peace and unrivaled beauty. When I put it that way it seems like I'm asking for the world but actually about an acre would do just fine!

Maupiti has a lot less land so it will be hard to find anything clear. The people of Maupiti do not want too much to change there. They just voted down an idea to put a small hotel on the island.
